What's wrong with it? The Circa? Latin for around.

Don't know where they get the 46000 square feet from.This is probably why them and estate agents call places cosy when that is short for couldn't swing a cat round.

46000 sq ft is probably about right,without being dead accurate,roughly nine sq.ft per sq metre = 38475 sq.ft
